Many factors go into how long a home inspection takes to complete. There is no one set amount of time. Every home inspection is different. 

There are some factors that can affect how long it takes to inspect the house from start to finish. Notice a few of the following factors:

  • The home inspector’s experience. Select a home inspector who has performed at least 100 paid inspections and has one year of experience.
  • The number of systems in the house. Larger homes have multiple heating and cooling systems, water heaters, etc., and take longer to inspect.
  • The size of the house. The standard house is between 15 and 2000 ft.². You should add 30 minutes for every 500 ft.² of living space. So you should expect a 3500 square-foot house to take approximately 3 1/2 to 4 1/2 hours.
  • The condition of the house. A house in pristine condition has less to document. It can be inspected in less time.
  • Weather conditions at the time of inspection. Weather conditions can slow down the inspection depending on the severity of the weather.
  • What type of foundation does the house have. Add a minimum of 30 minutes to your inspection time for homes with crawlspaces or basements.

These are just a few factors to consider when determining how long a home inspection will take.
